About Us

The Niguel Summit Community Association is a non-profit mutual benefit corporation classified as a "Common Interest Development" comprising 1,432 homes in 12 communities. We have three condominium communities, one apartment complex, and eight single-family home communities - two gated and six non-gated.
We are governed by the Covenants, Conditions & Restrictions (CC&Rs) for Niguel Summit, the Bylaws, Rules and Regulations, the Architectural Guidelines, and various policies periodically promulgated by the Board of Directors.
A volunteer, unpaid Board of Directors governs Niguel Summit. The Board of Directors sets the budget, enters contracts, pays the bills, and holds hearings to enforce the rules. As much as feasible, the Board tries to confine its activities to setting policies and governing, rather than managing. Day-to-day tasks are dealt with by the Management Company. The current Board of Directors is:

The primary responsibility of the Board is to maintain the 283 acres of slopes in and around Niguel Summit. We have 170 acres of irrigated slopes, 60 end caps (corners) with enhanced landscaping, 8 monuments, 5 miles of slopes on single-loaded streets, and a 2-mile hiking/fire trail on the rim of Aliso Canyon. To perform these tasks, we hire a landscape company who trims the bushes and maintains the irrigation system. To protect our homes from wildfires, they also do regular fuel modification to the slopes near our homes in accordance with the directions of the Orange County Fire Authority.
Currently, Board meetings are held on the 2nd Tuesday each month via Zoom. If you wish to attend a Board meeting, please contact our General Manager for the meeting information.
